★FOUNDATION GUIDE★
What to expect during foundation repair
Most Spring foundation repairs follow the same path: an inspection, a short prep, one to three days of work, then cleanup and a few months of settling in.
Step by step
- ★ 1. InspectionA specialist checks inside and out for cracks, sloping floors and binding doors, takes floor elevations, and looks at drainage and trees. You get an explanation of what is moving, why, and the recommended repair.
- ★ 2. PrepClear furniture and stored items near interior work areas, move outdoor furniture and planters away from the foundation, and park vehicles on the street.
- ★ 3. RepairThe crew protects floors and furniture, excavates at each pier location, drives piers to stable soil and lifts the house with hydraulic jacks. Pier and beam homes are re-shimmed or given new supports from the crawl space.
- ★ 4. Backfill and cleanupHoles are refilled and compacted, any removed concrete is replaced, debris is hauled off and landscaping is restored as closely as possible.
- ★ 5. WalkthroughYou see the final elevation readings and what was done.
After the repair
- ★ Give it timeAfter a lift, framing and finishes need time to settle into their new positions. Wait a couple of months before cosmetic repairs like drywall or flooring.
- ★ Keep moisture steadyManage drainage around the house and keep soil moisture consistent so the clay doesn't start moving again.
- ★ Watch for changesKeep an eye out for new cracks or sticking doors, and call if anything changes.
