★FOUNDATION GUIDE★
What causes foundation problems in Spring, TX
Most foundation damage in Spring comes from uneven moisture in expansive clay. Drainage, trees, plumbing leaks and flooding all make that unevenness worse.
Why foundations move
- ★ Wet and dry cyclesClay swells when wet and shrinks as it dries, pushing the slab up and letting it drop.
- ★ Uneven moistureSoil under the middle of a house stays wetter than the ground around it in droughts, and drier in wet seasons. That difference is what bends a slab.
- ★ Poor drainageWater pooling against the house saturates the clay at the slab edge.
- ★ Improper compactionFill that wasn't compacted well settles unevenly under the weight of the home.
- ★ TreesIn droughts, roots spread looking for water. The worst damage comes from trees drying out soil at one edge of the slab.
- ★ Plumbing leaksLeaks under the slab, especially from older cast-iron pipe, soften the soil in one spot.
- ★ Flooding and erosionSudden washouts undermine the edges of a slab.
Heave or settlement?
- ★ HeaveThe slab is pushed up, usually by wet, swelling clay.
- ★ SettlementThe slab drops, usually from dry, shrinking soil or washout.
Warning signs
- ★ CracksIn walls, brick or the slab, especially diagonal cracks above doors and windows.
- ★ Sticking doors and windowsDoors that stick or won't latch, windows that bind.
- ★ Sloping floorsA noticeable slope from one room to the next.
- ★ GapsBetween walls and the ceiling or floor, or separation around trim.
