Common foundation issues in Spring, TX

Spring has the usual Houston-area clay problems, plus some that are more specific to it: ground sinking, creek flooding, heavy tree cover and older subdivisions.

1. Clay heave and settlement

  • ★ What it isThe slab rises when the clay is wet and drops when it dries. Edges and corners move most.
  • ★ SignsCracks above doors and windows, sticking doors, stair-step cracks in brick, sloping floors.
  • ★ Worst timesAfter a long drought (settlement) or a very wet season (heave).

2. Ground sinking (subsidence)

  • ★ How muchSpring has sunk about 4.2 feet over the past century, more than The Woodlands or Conroe, most of it since 1987.
  • ★ Where it's fastestA University of Houston study found north Spring had some of the fastest sinking in the Houston area from 2016 to 2020, especially near I-45 and the Grand Parkway. A monitoring station off Lindell Road in 77373 has dropped more than 30 cm since 2007.
  • ★ WhyGroundwater pumping. About 70% of water use in northern Harris County comes from groundwater.
  • ★ What it means for homesThe area sinks fairly evenly, so it rarely cracks one house by itself. But it worsens flooding and, over time, can damage pipes, roads and property.

3. Flooding and creek erosion

  • ★ The creeksSpring sits along Cypress Creek and Spring Creek. During Harvey, the Cypress Creek watershed got 29.3 inches of rain and 9,450 homes flooded, including in Inverness Forest and Northwood Pines.
  • ★ Foundation effectsSoil washed out at slab edges, swollen clay followed by sudden drying, and damaged pier and beam crawl spaces.

4. Trees

  • ★ The problemSpring is heavily wooded with pines and oaks, often close to houses. In droughts, roots dry out soil at one edge of the slab.
  • ★ The fixRoot barriers and moisture control.

5. Plumbing leaks under the slab

  • ★ The problemSome Spring homes still have cast-iron plumbing, which corrodes. A leak keeps one area of clay wet, causing heave or washout in that spot.
  • ★ How it's foundA hydrostatic plumbing test.

6. Older subdivisions

  • ★ WhereChampion Forest, Northgate Forest, Inverness Forest and other neighborhoods from the 1970s and 80s.
  • ★ Why it mattersOlder slabs, older plumbing, mature trees, and sometimes earlier repairs that are now failing.

7. Poor drainage

  • ★ The problemFlat lots, overwhelmed street drains and missing gutters let water pool against the slab, especially when heavy rain hits saturated ground.
