How foundation repair works in Spring, TX
Foundation repair has three goals: stop the movement, lift the house back toward level, and fix the damage the movement caused. The method depends on your foundation type and what is driving the movement.
The three goals
- ★ StabilizeTransfer the home's weight down to deeper, stable soil using piers or pilings.
- ★ LiftUse hydraulic jacks to carefully return a settled structure closer to its original elevation.
- ★ Repair symptomsFix the visible damage: drywall cracks, sloping floors, sticking doors.
Foundation types in Spring
- ★ Conventional slab-on-gradeRoughly 3–4 inches thick on homes, reinforced with rebar, with thicker grade beams poured as one piece with the slab.
- ★ Post-tensioned slabThe Texas standard for tract homes. Steel strands spaced about 4–5 feet apart are tightened after the pour. Crews must scan the slab first to avoid cutting them.
- ★ Pier and beamFound on older homes. The house sits on piers over a crawl space. Easier to re-level with shims, but prone to moisture, rot and sagging beams.
- ★ BasementsRare here because of the high water table and soft clay.
Repair methods
- ★ Pressed concrete pilesThe most common Houston-area fix. Driven roughly 8–10 feet. Lower cost, but they don't reach very deep.
- ★ Steel push piersDriven much deeper and generally considered the stronger repair. Costs more.
- ★ Drilled bell-bottom piersConcrete poured into a drilled shaft flared wider at the bottom. Many structural engineers prefer them.
- ★ Slabjacking or poly foamFills voids under concrete and lifts it. Mostly used for driveways and patios.
- ★ Pier and beam fixesShimming, adding piers and replacing rotted beams.
- ★ Moisture managementDrainage, gutters, root barriers and foundation watering keep clay moisture steady. Repairs without moisture control often have to be redone.
